ONE TIME COMMISSION SERVICE

On a six month lease 50% of one month’s rental

0.5% on the balance All Plus VAT
WHICHEVER IS THE GREATEST OF THE THREE.
For Example a R4000.00 rental on a six month
lease period = You will pay R2 000.00 Plus VAT Once-Off R4000.00 rental on a year
lease period = You will pay R2 400.00 Plus VAT Once-Off
Service includes, but is not limited to:
- Rental valuation of premises for owner giving
GROSS rental achievable in our opinion.
- Advice on matters pertaining to Leasing &
Letting, including purchase of property for investment purposes.
- Advertising of property using two local newspapers
and web site. Advertising board at our discretion.
- Completion of documentation including information
sheet, lease agreement, I.D. & proof of income verification.
- Collection of deposit and costs. Retention
of deposit in Trust account, interest to accrue for tenant’s account as required
by law and in terms of clause 30 of the lease agreement.
- Full I.T.C. & T.P.N. checks
- Calculation and affixing of Revenue Stamps.
- Full inspection report detailing condition
of property on occupation. This, together with the tenant’s defect list (if returned
in terms of clause 7 of the lease agreement) forms the basis upon which the premises
are to be returned when the tenant vacates, fair wear and tear accepted.
From this point on the owner will handle the
administration of the property and lease himself. The one-time fee, however, does
include a final inspection once the tenant vacates if the owner wishes it done.
FULL SERVICE COMMISSION @ 10% of Rental Achieved
plus VAT per month.
For example on a R4000.00 p.m. rental achieved,
the commission would be R400.00 p.m. Plus VAT. The owner would thus net R3 544.00
p.m. (Please note no VAT applicable if owner is not resident in S.A.) This obviously
would be less if the owner elects that Monarch pay any rates and / or levies on
his behalf from the rental. In that instance, the levy and / or rates account would
come off the R3 544.00 before the proceeds are paid over to the owner. This service
includes all of the points above PLUS
- Collection of rental and disbursement of
same in accordance with the owner’s instructions.
- Payment of any rates / levies from the rental
if required by the owner.
- Regular inspections of premises and
report-backs to owner.
- Reporting of any repair and maintenance issues. Obtaining
quotations if required by the owner. Organisation of contractors when approved by
owner, checking of work carried out and payment of contractor from the rental proceeds.
- Provision of statements of account as required by the owner and / or on an annual
basis for tax purposes.
- Full credit control service. This is taken right up to
final demand and cancellation of lease agreement stage at no extra charge to the
owner. Following this, the matter has by law to be handed to an Attorney for eviction
and / or attachment. We also list the debtor on I.T.C. and T.P.N. records.
* We
do not pay the Sectional Title rates or the Home Owner’s Levy on Clusters as part
of our service. If this extra service is required, then a commission rate of 11%
p.m. Plus Vat will apply.
N.B.
Please note that, in terms of our lease agreements,
Monarch Rentals cannot accept any responsibility for
- Owner’s belongings left in
the premises. Any items that are not fixtures of the premises are left at the owner’s
own risk. This does not include items like pool cleaners, which form part and parcel
of the pool maintenance equipment.
- Any unpaid Municipal accounts left by the tenant.
It is the owner’s responsibility to ensure that either a cash power meter is installed
at the premises or that the tenant’s account is checked on a regular basis. As owner
of the property and in terms of the lease agreement, the owner may terminate supply
of electricity to the premises if the account is in arrears. This must be done,
in writing, with Ekurhuleni Metro.
