PROCEDURE FORM
Prospective Tenants
are asked to please note that we adhere to very strict procedure rules.
If you are interested in renting a property, it is crucial that you call
in as soon as possible, as we cannot “hold” or reserve properties.
We will need a copy of your I.D., proof of income and a cheque* for the deposit
and costs (i.e. lease fee, VAT & revenue stamps).
In the event of this being in cash, you would need to make the deposit directly
into our bank account (adding the cash-handling fee) and bring the slip in with
you. We will then ask you to complete
an information form and will go through the lease agreement with you and ask you
to sign it. The credit checks will
then be done. Only when all the above
is in place will the lease be presented to the owner for consideration and decision.
In the
event that there is more than one offer, then both will be presented and the owner
will make the decision. We do not disclose
the details of the other offer to either prospective tenant.
Neither do we revert to allow one prospective tenant to negotiate, as this
would give an unfair advantage. The
owner’s decision is final. Neither
payment of deposit nor signature of a lease guarantees that the applicant will be
successful. We will confirm as to whether
or not your offer has been successful once the owner has accepted the lease agreement.<
If your
offer is not successful an immediate refund will be given.

If cash was paid
into the bank, then the original deposit slip must be brought in to our offices. You will be refunded by a cash cheque. This cheque may be cashed in Benoni
(i.e. bank of source).

If the deposit
was in the form of a cheque given to us, then that cheque will be returned to you.

If you paid a
cheque into the bank, then that cheque would have to clear before a refund can be
given.

Internet
transfers are treated as cash once they reflect on our bank statement.
Your co-operation
to obviate any misunderstandings would be most sincerely appreciated.
Should
there be insufficient time to clear a cheque before occupation, then payment must
be made either by cash into the bank (with a cash handling fee), bank guaranteed
cheque or internet transfer.
